Property surveys

Survey missed a defect? Organise the report, scope and later evidence.

Prepare a measured complaint about a survey or valuation using the instructions, report limitations, visible evidence and resulting costs.

Points you may wish to consider

Start with the survey firm’s own complaints process.

Check exactly what type of survey you bought and what the surveyor agreed to inspect.

If the firm is regulated by RICS, its complaints process must tell you which independent service can look at the dispute next.

Information that may help you explain your complaint

These are examples only. Other information may also be relevant.

  • Terms of engagement and survey description
  • Full report and photographs
  • Later specialist findings
  • Evidence showing when or how the defect was visible
  • Repair estimates, invoices and the firm’s complaint response

Possible next steps

  1. Compare the missed problem with what the surveyor agreed to inspect.
  2. Explain when the defect was found and who found it.
  3. Use independent reports or quotes to support the money you are asking for.
  4. Complain to the firm first, then use the independent service named in its complaints process if needed.

Important context

The fact that a defect exists does not always mean the surveyor should have found it during the survey you bought. You may need an independent expert.
